It’s a buyers market for land right now in Nelson County. There is a large inventory of active property listings at all price points, with the majority of them priced at $500K or under. With only a total of just seven sales in the past year, and two pending sales at year end, sellers can expect to have an extended number of days on the market with their land listings.

The most buying and selling of properties in Nelson County is centered around smaller parcels, between 21 and 50 acres. With eighteen active listings, one pending sale, and five sales in the past year, this is where much of the real estate land market in Nelson county is focused. All of these listings, except one, are priced under $500K.

There are currently nine mid-size land listings available for properties between 50 and 100 acres, with two sales in the past twelve months. All of these listings have also been priced under $500K.

Taking a look at large land parcels, over 100 acres, there is an abundance of inventory for buyers to choose from at all price points. There are fifteen active listings, with one pending sale. There have been zero sales in the past year for large properties in Nelson County.

The real estate market for land in Louisa County is mostly centered around small parcels, between 21 and 50 acres, with a few listings and sales of mid-size and large parcels. Many of the active listings and past sales of these smaller land parcels have been at a price point under $500K. At year end, there were a total of 10 active listings, three pending sales, and seven listings sold in the past 12 month for this price and size bracket.

There are only two active land listings for parcels sized between 50 and 100 acres, with zero pending sales and four total sales in the past year for these mid-size parcels. There are two active listings for large land parcels, over 100 acres, three pending sales and 10 sales in the past year for large land parcels. All of these have been under the $2 million price mark.

The real estate market for land in Louisa County is split. It appears to be a buyers market for small-sized parcels with 10 active listings and only seven sales in the past year. On the other hand, large parcels seem to be popular with the buyers right now – Good news for sellers! Inventory is low with just two active listings and fourteen total pending and closed sales. With just a few land listings in Greene County, all the sales and active listings are centered around small and mid-size parcels. Small parcels, between 21 and 50 acres, currently have one active listing and two sales in the past 12 months. Large-sized parcels, between 50 and 100 acres, have zero active listings with no sales in the past year.

Small land parcels, between 21 and 50 acres, make up a large part of the land market in Fluvanna County. Fourteen out of the seventeen active listings are for small acreage, with three available listings for large parcels over 100 acres. All of the active land listings for small parcels are priced under $500K, except one.

There were three pending sales at year-end, and a total of eighteen sales in the past year.  Four of those sales and one pending sale are for large parcels priced under $500K, which could indicate buyers are taking advantage of the lower price per acre for land in Fluvanna County.

The majority of available land listings in Buckingham County are small land parcels, between 21 and 50 acres. While there are a few land listings for larger acreages, it’s important to note that all except two sales in the past 12 months have been for parcels priced under $500K.

At year-end there were a total of 18 active listings, one pending sale, and twelve sales in the past 12 months. Buckingham County could be the place to look if you are in the market for a smaller piece of land, with more affordable prices per acre than other areas of Central Virginia.

There are just six active land parcel listings in Buckingham County sized over 50 acres, with four of them being priced under $500K.

Sellers of land in Orange County, Virginia could be looking at a long time with their properties on the market. Much like last quarter, there have only been a total of nine sales in the past twelve months with two pending sales at year end. With thirty active listings, it’s definitely still a buyer’s market for land in Orange County.

Properties between 21 and 50 acres with a price under $500,000 have the most available listings, followed by parcels between 51 and 100 acres in the same price range. Larger sized parcels (over 100 acres) have the most active listings in the $500K to $1 million price range.

There are 27 active land listings right now in Madison County. There have been 16 sales in the past 12 months, and currently five land sales pending. Land buyers in Madison County have quite a few listings to choose from. Large-sized land listings, at 100 acres and over, have the highest number of active listings.  Listings of this size have only had two sales in the past 12 months and has one pending sale at year-end.

Competition can be strong for sellers with many active listings than there have been total sales in the past year. This current real estate market in Madison County makes it vitally important for land sellers to have a solid strategy for pricing and marketing their listing. The fourth quarter of 2018 saw little change in the real estate market for land in Albemarle County. It’s certainly a buyer’s market right now. There were 146 active listings for land parcels of 21 acres and over at the end of 2018. With only eight sales in the 4th quarter and nine pending sales at year end, the property market is very slow right now.

Small parcels, between 21 and 50 acres, account for the large majority of land sales in Central Virginia. The most active price point for these smaller land listings is under $500K, and there are currently twice the number of active listings on the market as there were total sales in all of 2018.
