There is a large inventory of active property listings at most of the price points now, and the concentration of these listings are under the $500K price point. There’s an abundance of land listings in Nelson County. If you’re looking to buy land, you can buy a land parcel at any price point. The majority of the available listings are under $500K.

The number of land sales is significantly smaller than the number of available land listings, so it’s a buyer’s market in Nelson County. This news is favorable to the buyers. To the seller, it means you’ll have more competition and you’ll have to wait longer to see movement in your land sales.

The past year recorded 34 active listings, 2 pending sales, and 10 sold land properties. Please note that the highest number of sales are for large land parcels 100+/- acres. These properties were sold for $1M-2M.

If you’re looking to buy land, this is the best time to be looking at land for sale in Albemarle County. Currently, there is a large inventory of active land listings at all price points. With a total of 85 available land parcels to choose from and only 18 sold and 2 pending, it is a buyer’s market in Albemarle County. Sellers can expect their land listings to stay on the market longer. 

The biggest concentration of active listings in Albemarle County is in the mid-size parcels between 21 to 50 acres at 48. Most of these listings are priced under $500K. Many active land listings are also in the midrange price point of $500K-$1M. There are 10 active listings for small land parcels of 21-50 acres, 8 active listings for midsized land parcels of 50-100 acres, and 5 active listings for large land parcels 100 acres above — all in the price point. 

Though there are some sales in all categories, sellers will have to wait patiently for their land listings to be sold, especially in the large parcel category.
