If you’re looking to buy land, this is the best time to be looking at land for sale in Albemarle County. Currently, there is a large inventory of active land listings at all price points. With a total of 85 available land parcels to choose from and only 18 sold and 2 pending, it is a buyer’s market in Albemarle County. Sellers can expect their land listings to stay on the market longer. 

The biggest concentration of active listings in Albemarle County is in the mid-size parcels between 21 to 50 acres at 48. Most of these listings are priced under $500K. Many active land listings are also in the midrange price point of $500K-$1M. There are 10 active listings for small land parcels of 21-50 acres, 8 active listings for midsized land parcels of 50-100 acres, and 5 active listings for large land parcels 100 acres above — all in the price point. 

Though there are some sales in all categories, sellers will have to wait patiently for their land listings to be sold, especially in the large parcel category.

The majority of available land listings in Buckingham County are small land parcels, between 21 and 50 acres. While there are a few land listings for larger acreages, it’s important to note that all except two sales in the past 12 months have been for parcels priced under $500K.

At year-end there were a total of 18 active listings, one pending sale, and twelve sales in the past 12 months. Buckingham County could be the place to look if you are in the market for a smaller piece of land, with more affordable prices per acre than other areas of Central Virginia.

There are just six active land parcel listings in Buckingham County sized over 50 acres, with four of them being priced under $500K.

Sellers of land in Orange County, Virginia could be looking at a long time with their properties on the market. Much like last quarter, there have only been a total of nine sales in the past twelve months with two pending sales at year end. With thirty active listings, it’s definitely still a buyer’s market for land in Orange County.

Properties between 21 and 50 acres with a price under $500,000 have the most available listings, followed by parcels between 51 and 100 acres in the same price range. Larger sized parcels (over 100 acres) have the most active listings in the $500K to $1 million price range.

Good news for land buyers…..not so good news for sellers in Nelson County. There is a large inventory of active property listings at all price points right now. With only a total of nine sales in the past year, and three pending sales, sellers can expect to have a high number of days on the market with their land listings.

The most abundant property activity in Nelson County takes place for smaller parcels, between 21 and 50 acres. With eighteen active listings, two pending sales, and five sales in the past year, this is where a large part of the real estate land market is focused. The majority of these listings are all priced under $500K.

There are a few mid-size listings and sales for parcels between 50 and 100 acres. All of these listings have also been priced under $500K.

There are a bounty of active listings at all price points for large parcels over 100 acres. With only one sale in the past year for property of this size, unless market conditions change, it’s sure to be a long wait for sellers with listings in this category.

With a total of 14 active listings and only 10 in the pending and 12 month sales categories for this price and size bracket, it’s a buyer’s market for land right now in Louisa County.

There are currently only two active land listings sized between 50 and 100 acres. There are five listings for large land parcels, over 100 acres, all listed under $1 million in price.

There are just a few land listings in Greene County, with a pretty even spread among parcel sizes. Small parcels, between 21 and 50 acres, currently have three active listings and two sales in the past 12 months. Large parcels, over 100 acres, also have three active listings with no sales for the past year. Medium-sized parcels, between 50 and 100 acres, are seeing the least amount of activity with only one active listing and two sales in the past year.

There is also a fairly even split between price ranges on the active property listings. There are three active listings under $500k, one active listing priced between $1 million and $2 million, and three listings priced over $2 million. With sales in the past year only occurring for listings under the $500K mark, sellers with higher priced land listings will need to take a close look at the current market conditions.

Small land parcels, between 21 and 50 acres, in Buckingham County are all priced under $500K. With eleven active listings and eight sales in the past 12 months, sellers of land parcels of this size can expect a slower time frame for sales.

There are very few land parcel listings in Buckingham County sized between 50 and 100 acres. There are only currently two active listings, one pending sale, and one sale in the past 12 months.

Buyers of large plots of land, over 100 acres, seem to be taking advantage of the lower priced listings under $500K with four sales in the past year and only two active listings. Sellers of large land parcels in Buckingham County could be looking at a very different scenario than sellers of smaller pieces of property.
