The real estate market for land in Louisa County is mostly centered around small parcels, between 21 and 50 acres, with a few listings and sales of mid-size and large parcels. Many of the active listings and past sales of these smaller land parcels have been at a price point under $500K. At year end, there were a total of 10 active listings, three pending sales, and seven listings sold in the past 12 month for this price and size bracket.

There are only two active land listings for parcels sized between 50 and 100 acres, with zero pending sales and four total sales in the past year for these mid-size parcels. There are two active listings for large land parcels, over 100 acres, three pending sales and 10 sales in the past year for large land parcels. All of these have been under the $2 million price mark.

The real estate market for land in Louisa County is split. It appears to be a buyers market for small-sized parcels with 10 active listings and only seven sales in the past year. On the other hand, large parcels seem to be popular with the buyers right now – Good news for sellers! Inventory is low with just two active listings and fourteen total pending and closed sales. The real estate market for land in Louisa County is mostly focused around small parcels between 21 and 50 acres, with a handful of listings and sales of larger parcels. The majority of active listings and past sales of properties of these smaller parcels have been at a price point under $500K. With a total of 14 active listings and only 10 in the pending and 12 month sales categories for this price and size bracket, it’s a buyer’s market for land right now in Louisa County.

There are currently only two active land listings sized between 50 and 100 acres. There are five listings for large land parcels, over 100 acres, all listed under $1 million in price.
