Good news for land buyers in Greene County! There are available parcels for sale in all categories from small to large tracts in the county, so you can choose the best one that will fulfill your needs. Surprisingly, the most number of land tracts available are in the larger parcels.

There are a total of 7 active land listings in Greene County. Four of these listings are in the large land parcel of 100+ acres, 2 are in the mid-range land parcel size of 50-100 acres category, and only 1 in the small land parcel size of 21-50 acre.

It’s a favorable market for buyers and a sad one for sellers. The past 12 months have recorded only 1 sale, and it is under the $500K below price point. This means that if you’re planning to sell, you will be competing with a lot of other properties, and it will take some time for a sale to happen.

With just a few land listings in Greene County, all the sales and active listings are centered around small and mid-size parcels. Small parcels, between 21 and 50 acres, currently have one active listing and two sales in the past 12 months. Mid-size parcels, between 50 and 100 acres, have two active listings with one sales for the past year. Large-sized parcels, between 50 and 100 acres, have zero active listings with no sales in the past year.

It’s important to note that all three land sales in the past 12 months in Greene County were for parcels priced under the $500K mark. This can impact how you proceed when buying or selling land in Greene County. Greene County Virginia Land Real Estate Market

There are just a few land listings in Greene County, with a pretty even spread among parcel sizes. Small parcels, between 21 and 50 acres, currently have three active listings and two sales in the past 12 months. Large parcels, over 100 acres, also have three active listings with no sales for the past year. Medium-sized parcels, between 50 and 100 acres, are seeing the least amount of activity with only one active listing and two sales in the past year.

There is also a fairly even split between price ranges on the active property listings. There are three active listings under $500k, one active listing priced between $1 million and $2 million, and three listings priced over $2 million. With sales in the past year only occurring for listings under the $500K mark, sellers with higher priced land listings will need to take a close look at the current market conditions.
