Fluvanna is a great place for both land buyers and sellers. If you’re planning to sell your land, you’d be pleased to know that the number of tracts of land sold and available land tracts for sale are almost equal in Fluvanna, making it a neutral market. You won’t have to wait too long to sell your property.

In the past 12 months, there were 9 active listings, 7 sold listings and 1 pending listing. The majority of the active listings are small land parcels under $500K. Fluvanna County could be the place to look at if you’re looking for a smaller piece of land that is reasonably priced.

Small land parcels, between 21 and 50 acres, make up a large part of the land market in Fluvanna County. Fourteen out of the seventeen active listings are for small acreage, with three available listings for large parcels over 100 acres. All of the active land listings for small parcels are priced under $500K, except one.

There were three pending sales at year-end, and a total of eighteen sales in the past year.  Four of those sales and one pending sale are for large parcels priced under $500K, which could indicate buyers are taking advantage of the lower price per acre for land in Fluvanna County.

The market for land in Fluvanna County centers mainly around small parcels between 21 and 50 acres. The majority of active listings and past sales of properties of this size have been at a price under $500K. With 17 active listings and only 10 sales in the past year for this price and size bracket, it’s a buyer’s market for land right now in Fluvanna County.

There are very few land listings sized between 50 and 100 acres. There are a handful of listings and sales of large land parcels, over 100 acres, with a near equal price split between under $500K and ranging between $500K and $1 million in price.
